Inside our Highlands Haven: An Elevated Farmhouse in the Southern Highlands

We received so much love for our Highlands project image on Instagram that we though we’d share a behind-the-scenes look at this stunning new build. For all the inspiration and gorgeous details, we sat down with Olivia, the lead designer, who took us through all the beautiful details behind this project!

Bundanoon, New Build - Modern Farmhouse

Who was the home designed for, and what were their lifestyle aspirations for the space?

This home was designed for a lovely local couple with adult children, making a tree-change from The Beaches to the country. They chose the tranquil setting of Bundanoon in the Southern Highlands.

Their vision was for an elegant and inviting year-round retreat, one that would not only offer them peaceful relaxation but also serve as a welcoming haven for quality family time whenever their children visited.

The open-plan layout seamlessly integrates the kitchen, living, and dining areas, ensuring effortless flow while fostering a sense of connection to both the natural surroundings and loved ones. Comfort was a top priority, resulting in a design that not only encourages relaxation but also ensures efficient climate control for year-round enjoyment.

What was the brief for the design direction of the property?

Our brief was to create a modern farmhouse that combines classic Hamptons style with contemporary elements. The goal was to craft a timeless design that blends gabled rooflines, rich textures, and natural materials, ultimately bringing warmth and personality to the space while maintaining harmony with the home’s country setting.

We can’t talk about the design without highlighting the importance of a solid floorplan and considered spatial planning that enhances all the design elements. We were instrumental in the spatial planning of this home, working closely with the couple to refine the floorplan. This process wasn't just about making the most of the available space; it was about truly understanding how the homeowners would live in and enjoy their environment. By carefully considering every detail, we were able to create a layout that enhances both functionality and the overall living experience. This level of thoughtful design not only adds value to the home but also ensures that it will meet the family's needs for years to come. A special mention goes to the builders of this project, Riverleigh Homes. The hugely successful result highlights the importance of a collaborative approach, where synergy and a shared commitment to the client's best outcome play a crucial role in achieving a home that is inherently life-enriching.

How did you achieve this aesthetic through design choices?

• Exterior Design:
  The exterior of the home perfectly reflects a modern take on the classic farmhouse. We maintained a symmetrical design to enhance the structure's timeless appeal. Key features include vertical board and batten, exposed brickwork, sash windows, and intricate timber detailing, all of which add character and depth. The manicured landscaping further ties the home to its Southern Highlands setting, while the choice of a darker roof introduces a sophisticated contrast. Large French doors open onto the alfresco area, blurring the line between indoors and out, making the most of the breathtaking surroundings.

• Interior Design:
  Inside, our aim was to cultivate a sense of casual elegance. Raked ceilings and generous proportions enhance the feeling of luxury, while distinct zones cater perfectly to both intimate gatherings and larger entertaining. The interior palette is a calming blend of sage greens and soft neutrals, paired with timber tones that echo the natural beauty outside. Every detail was chosen to create warmth and texture, from the use of timber and sandstone to the soft furnishings in linen and leather. Aged brass tapware and handcrafted joinery handles add an extra layer of refinement, enriching the overall aesthetic.

How long did the project take?

The project took two years, from 2022 to 2024.

How did Heliconia help manage the budget while still achieving a luxurious outcome for this high-end project?

Our expertise in material selection and design allowed us to guide the client in making informed decisions that aligned with their budget aspirations. In a high-end project like this, it’s essential to strike a balance between luxury and cost-effectiveness. What design features are you most excited about?

My favourite elements are the playful patterned floor tiles, which introduce a bold visual contrast, as well as the vibrant colors that harmonise with the rural landscape. I’m also particularly proud of the kitchen’s classic island detailing, the inviting sandstone fireplace, and the exposed reclaimed timber rafters, all of which add to the home's timeless charm.
